Who knows the price of real estate in the suburbs of Auckland?

I am looking for a small property in Auckland. I am not quite sure about property prices in the suburbs. Everywhere I look, I find different information! I even read that prices in the suburbs can be the same as in the city center. Is that true?

I saw a blogger's analysis that it's all about the prestige of the area. For example, in Remuera or Parnell, even a small house costs NZD 1.8–2.5 million because there are top schools, parks, and proximity to the center. Plus, all the houses there are old, beautiful, and historic, so people overpay for that too. But here's what's interesting: I looked at listings in Manukau and Papakura, where you can actually find a decent house for NZD 700-900 thousand. True, it will take much longer to get to the center.
