Sector 82/83 (IT City) vs. Sector 115/126 (Kharar Road): Where Should You Buy a 3BHK in 2026 in mohali, india?

Hey everyone,

I’ve been actively shortlisting 3BHK flats in Mohali and noticed two very distinct price-to-value corridors right now:

• The IT City / Airport Road Belt (Sectors 66, 82, 83): Average prices are currently floating around ₹7,000–₹10,000 per sq ft. High appreciation potential and great rental yields given proximity to IT parks and the airport, but entry tickets are steep (most good 3BHKs cross ₹1.2 Cr+).
• The Kharar / Sunny Enclave Belt (Sectors 115, 126): Entry prices are way more affordable, around ₹4,600–₹5,300 per sq ft. You get much larger square footage for ₹50–60 Lakhs, but traffic on the highway and civic infrastructure lag behind GMADA-planned sectors.
